The current OLCC-licensed operational footprint is a fenced 2 acre section of the property which includes a 5000 ft.² pavilion, a 1200 ft.² dining hall, and other significant assets and infrastructure. Of note, the dining hall was previously a licensed commercial kitchen and provides possibilities for adaptation into a processing facility.

SELLER NOTES: A 5000 ft.² pavilion and a 1200 ft² dining hall are incorporated into the two-acre fully-fenced licensed area. The 1200ft.² dining hall was previously a licensed kitchen and this building could be adapted into a processing facility. This building has an open floor plan with over 75 ft.² of stainless steel countertops and floor drains throughout. The 5000 ft² pavilion currently has four professional drying rooms, one agricultural storage room, an office and loft storage. There is an additional 2000 ft.² of open space that could be used in addition to the dry rooms to add indoor marijuana production to the site-should new owners want to convert to a Mixed Production license. There is additional space to expand this cultivation site into a Tier II mix-canopy and have many additional acres of CBD hemp. No chemicals or pesticides have been used on the property.
The farm has senior water rights to a river that passes through the property, four springs and a well. The water system has been upgraded to provide 10,000 gallons of water storage. 7,500 gallons service the business and 2,500 gallons service the two residences on the property. The seller’s note that, “even in September at the “driest” time of the year, the spring was producing 2000 gallons of water per day.” There is also an additional well and a second spring that could serve as a backup water supply. Additional water redundancy includes an unconnected water system that pumps water directly from the river and more storage tanks can be added if desired. These are Senior Water Rights dating from 1952. With the topography of the property and location of springs there is also a possibility to create your own micro-hydroelectricity.
The property is zoned for two residences and has three addresses. A subdivision of this property is possible allowing for additional Tier 2 license adjacent to the existing grow. Hiking trails, fishing, and public lands bordering the property make it ideal for additional ideas from “Bud and Breakfast” venues to festival grounds. The possibilities are abundant.
